The great advantage of two full storeys under a flat roof is complete usability: no roof slope where cupboards and beds fail, full standing height right up to the exterior wall. The ground floor organises shared life as an open area onto the garden, the upper floor the retreat spaces. As standard we prepare it for photovoltaics and, on request, build it as a green roof – this retains rainwater, adds insulation and extends the life of the seal. The price depends on living space, specification and plot. The cubic form with two full storeys is economical because it fits a lot of living space onto a compact footprint. Is a flat roof watertight and low-maintenance?
Yes. Modern flat roofs are sealed in multiple layers, laid to a fall and drained in a controlled way – executed professionally, they are just as durable as a pitched roof. As standard we build them as a warm roof and prepare them for a green roof or photovoltaics.
Am I allowed to build a flat-roof house anywhere?
That is decided by the local development plan: it can set the roof form and pitch. In many new-build areas flat roofs are permitted, in others only pitched roofs. We check the provisions for your plot before the first design is drawn up.
