Multi-Family House
Several residential units. One well-considered building.
The multi-family house is the answer to rising land prices and scarce housing: several fully-fledged apartments in one efficiently planned building. Whether for your own family plus rented units, as a capital investment or as intergenerational living – we plan it with the same precision as a single-family home, only on a larger scale.
Building a multi-family house: economy through prefabrication
The larger the building, the stronger the advantage of prefabrication. Wall and ceiling elements for all residential units are produced in parallel in the factory, tested and dimensionally accurate, and are assembled swiftly on site. This considerably shortens the construction time compared with conventional solid construction – for a yield property, every week saved means rental income starting sooner. Thanks to scale, the price per square metre usually drops below that of a comparable single-family home.
Sound and fire protection between the units
What distinguishes a multi-family house from a single-family home are the requirements for protection between the apartments. Our tested component build-ups in timber-frame construction meet the increased requirements for impact-sound, airborne-sound and fire protection under the applicable standards. Each residential unit is built as an Efficiency House 40 – eligible for KfW funding, and that per unit.
Who the multi-family house is built for
The multi-family house suits owner-builders with an eye on returns, families organising several generations under one roof, and everyone who wants to make the most of scarce building land. The path from feasibility to a binding fixed-price offer is described in our five-step process; for an individual calculation, it is best to arrange a consultation.
Frequently asked questions about this house type
Answers with the figures that apply in 2026 – explored in depth in person.
What does a multi-family house cost as a prefab home?
The price depends on total living space, the unit mix and specification. The price per square metre is usually lower than for a single-family home thanks to scale. We prepare a concrete fixed-price offer once the plot and planning are settled.
Can I use KfW funding more than once?
Yes. The interest-reduced KfW loans from the "Climate-Friendly New Construction" programme (297/298) apply per residential unit – up to 150,000 euros per unit from Efficiency House 40 standard. With a multi-family house of several apartments, the eligible framework multiplies accordingly. We review the exact constellation together with your bank.
Is timber-frame construction suitable for a multi-family house?
Very much so. Timber-frame construction meets the increased requirements for sound and fire protection between residential units through tested component build-ups. Factory prefabrication significantly shortens the construction time even for larger buildings – an economic advantage precisely where several units are involved.
