We build compact living with the same standard as a single-family home – fully insulated, energy-efficient and made to last for decades.

Building a tiny house: small floor plan, great care

Small houses do not forgive weak floor plans. That is why we plan every square metre twice over: storage under the bench and the stairs, a gallery beneath the roof as a sleeping level, floor-to-ceiling glazing that visually widens the space. Kitchen and bathroom are fully-fledged, not makeshift. The result is a home that feels larger than its floor plan suggests – because nothing is superfluous.

Fully-fledged, not provisional

A tiny house from Nordbau is neither a caravan nor a garden house. It is created in the same timber-frame construction, with the same insulation, building services and quality checks as our large houses – and reaches Efficiency House 40 standard. As a primary residence for minimalists, as a granny flat in the garden or as a high-quality office on the plot: it is small in area, but wholly there in quality.

What does a tiny house cost?

The price depends on size, specification and servicing. Unlike a hardware-store garden house, our tiny house is fully insulated, heated and permanently habitable – which is reflected in quality and price. You receive your fixed-price offer after the initial consultation; servicing, foundation and, where applicable, the plot are additional.

Does a tiny house need building permission?

As a rule, yes. As soon as a tiny house is permanently sited and inhabited, it counts as a building and requires – like any house – building permission and a plot with building rights. A purely leisure or weekend house is subject to different rules. We clarify the permissibility for your specific case in the initial consultation.

Is a tiny house fully thermally insulated?

Yes. We build the tiny house in the same timber-frame construction as our large houses – with a highly insulated building envelope, heat pump and controlled ventilation. It reaches Efficiency House 40 standard and is therefore habitable year-round, not just a summer retreat.
